Is this a serviced office or a conventional lease?
Somewhere between the two, on purpose. Your office is private and lockable and stays yours. It is managed and priced the way a serviced office is, but the terms are short and written in plain English instead of a long conventional lease. We do not let desks individually, so there is no coworking floor to share.
How much does office space in Leamington cost here?
Our private office suites currently run at £1,000–£2,850 per month. That is the whole cost of the office: business rates, utilities, WiFi and servicing are already in it, so nothing gets added later. Each suite above shows its own current rent.
What size teams can you accommodate?
Our private suites generally suit established teams of around four to twenty people. Each live listing gives a practical capacity range.
What is included?
Everything, in one monthly price. Our offices are fully managed: the rent covers business rates, heating, lighting, power, high-speed WiFi, building insurance and service costs. There is no separate service charge and no deposit.
Is there parking at the offices?
Neither building has its own car park. There is public parking across Leamington town centre and at the railway station, though most of our tenants walk in or come by train.

What is the difference between 7 and 9 Parade?
Number 7 is a close-knit established business community above Wildes. Number 9 is a Grade II listed building offering larger Regency rooms and more space for growing teams.
